Mobile Home Roof Overs in Florida – AMS Weather-Lok System
A mobile home roof over is a new, insulated aluminum roof system built for your mobile or manufactured home. AMS Roofing designed the Weather-Lok roof over system and has served Florida mobile and manufactured home owners since 1977. It’s made of custom-rolled aluminum over at least 2 inches of insulation board and is rated for winds of 200+ mph. It stops leaks and condensation, cuts heat and roof noise, and never needs to be coated again.
AMS serves homeowners statewide from four division offices: Pompano Beach, North Fort Myers, Avon Park and Largo. We’ve served more than 100,000 customers, and every Weather-Lok roof comes with an AMS limited lifetime warranty. Every roof over is installed by AMS’s own crews, never subcontractors.
What Is a Mobile Home Roof Over?
A roof over (also written “roofover”) is a permanent new roof system for a mobile or manufactured home. With the AMS Weather-Lok system, removal of the existing roof (tear-off) and any damaged areas is included in the price, so your new roof is built on a clean, solid base.
Most mobile homes were built with a thin, nearly flat metal or membrane roof. Over time it leaks at the seams, “rumbles” in the wind and needs to be recoated every few years. A roof over fixes these problems for good by adding a new structure, new insulation and a new weather surface on top. It works on pitched roofs and on flat-top mobile home roofs.

How AMS Installs a Weather-Lok Roof Over
Remove the old roof. We tear off the existing roof and remove any damaged areas, so problems aren’t covered
up
Frame the perimeter. We frame the whole perimeter of the home with pressure-treated 2×4s to create a solid base.
Insulate. We install at least 2 inches of polystyrene insulation board for energy efficiency and noise reduction.
Roll the aluminum on site. We lay custom-rolled aluminum roofing sized to your home. We don’t use interlocking pans, panels or membranes that can shrink, dry-rot or break down in the Florida sun. Learn more about the advantages of aluminum for mobile homes.
Add fascia and gutters. We finish with AMS custom tri-bend fascia and a custom 7-inch guttering system. These create a durable overhang that directs water away from your walls.
The result is a super-insulated roof over system that looks clean, sheds water and keeps your home cooler.
How Much Does a Mobile Home Roof Over Cost in Florida?
Most AMS Weather-Lok roof overs cost $6,000 to $8,000 for a single-wide and $8,000 to $16,000 for a double-wide. That price includes tear-off of the existing roof and any damaged areas, insulation, custom gutters, tri-bend fascia and overhang, and the permit and inspections. Your exact price is quoted free after a quick on-site measurement.
What Affects the Price of a Roof Over?
- Home size and layout. Single-wide, double-wide or triple-wide, and whether you have add-ons like a Florida room or carport.
- Condition of the existing roof. Rotted decking or damaged rafters need roof repair
- Overhang and gutter options. For example, extended overhangs or extra gutter runs.
- Local permit fees. These vary by county.
Because AMS uses its own crews and fabricates its own gutters and fascia, you get one team and one price from tear-off to final inspection. Financing is available with approved credit. Every AMS quote is free and in writing.

Weather-Lok Roof Over vs a Conventional Roof Replacement
A conventional replacement swaps your old roof for another thin metal or membrane roof, which can leak at the seams and need recoating again. A Weather-Lok roof over goes further. After the old roof is removed, AMS frames the perimeter, adds at least 2 inches of insulation, and installs custom-rolled aluminum with a tri-bend fascia overhang and gutters. The result is a stronger, quieter, cooler roof rated for winds of 200+ mph.
For most Florida mobile homes, a roof over is the better value. It adds insulation and a stronger, better-draining roof on top of the one you have, usually for less money and with less disruption than a tear-off. A full replacement makes more sense when the existing roof structure is badly rotted or can’t support a new layer.
| Weather-Lok Roof Over | Full Roof Replacement | |
| Tear-off of old roof | No | Yes |
| Home exposed to weather during the job | Minimal | Yes, until the new roof is on |
| Adds insulation | Yes, 2”+ insulation board | Only if specified |
| Stops condensation and roof “rumble” | Yes | Depends on materials |
| Typical cost | Lower (no demolition or disposal) | Higher |
| Best for | Sound roof structure with leaks, heat or noise problems | Rotted or structurally failed roof |
Not sure which you need? A mobile home roof inspection will tell you. If the structure underneath isn’t sound, we’ll say so and quote a mobile home roof replacement instead. For low-slope sections like Florida rooms, we also install TPO roofing for mobile homes.
How Long Does a Weather-Lok Roof Over Last?
A Weather-Lok roof over is built to last for decades. Many AMS roof overs installed 25 to 40+ years ago are still going strong, compared with 15–25 years for a conventional mobile home roof, and every one is backed by an AMS limited lifetime warranty. Aluminum won’t rust or corrode in Florida’s salt air and humidity. Because there’s no membrane or coating to break down, the roof needs no regular maintenance.
For Florida homeowners, a long-lasting roof also helps with insurance. Many insurers won’t write a new policy on a mobile home whose roof is more than 10–15 years old. A new roof over resets your roof’s age and helps keep your home insurable for decades.

Does a Roof Over Qualify for My Safe Florida Home or Insurance Discounts?
No. The My Safe Florida Home program is limited to site-built homes, so mobile and manufactured homes don’t qualify. A new roof over can still help your insurance situation in other ways:
- Roof age. Roof age is one of the two biggest factors insurers look at for Florida mobile homes; the other is tie-down certification. A new Weather-Lok roof gives you a brand-new roof date.
- Fewer claims. A roof that stops leaks permanently means fewer water-damage claims, which helps keep premiums stable.
- AMS provides your invoice and final permit to send to your insurance agent, and other documents are available on request.
Ask your agent which roof credits your carrier offers for a new or metal roof, since discounts vary by company. Find more answers on our Common Questions About Mobile Homes in Florida page.
